Oh, what a gorgeous romance! Vi Keeland and Penelope Ward deliver another fun, chemistry-filled, functional, passionate, and swoony love story that completely captured my heart.

Billie has just discovered that her boyfriend is cheating on her, and she’s right in the middle of getting her epic revenge when a stranger walks into her tattoo shop and witnesses the shocking scene. It’s not her best moment, and she’s feeling pretty awful about the whole thing, and then she discovers that the handsome stranger is her new landlord. Awkward!

Colby is a single dad to an adorable 3 year old and he and his best friends bought their building as an investment property. They live in it and maintain it themselves, but Colby also works as architect. He’s a professional man with pretty much no time to socialise, but he’s instantly smitten with the beautiful, bold, confident, tattooed, corset-wearing artist downstairs, and he’s determined to get to know her.

It’s bad timing for Billie, who has not only just come out of a relationship, but she’s determined to have a break from dating all together. But Colby is determined, so he proposes that they spend time together as friends, that they “undate”, doing the boring parts of life together as they get to know each other, and it’s fun, flirty and so entertaining as they do just that.

 

 

Of course, with every moment they spent together, their wild attraction only grows in intensity. They want each other badly, and they both know it, but more than that, they are truly falling for each other, and I loved seeing Colby continuously put himself out there and fight for the woman he wants.

Colby moved his head closer. We were practically nose to nose. “You know what I think? I think you’re just as jealous as I am.”
“I am not.”
The heat between us sparked so hot, it felt like my entire body was on fire.
“Liar.”
“I’m not lying.”
“Bullshit, Billie! All I’d have to do right now is move two inches closer. Once we touched, you’d be begging me to fuck you, and you know it. Maybe I should do it. We’d both get our rocks off and feel a hell of a lot better. But I won’t do that to you. Do you know why?” He moved still closer and spoke into my eyes. “Because I don’t want your body without your heart.”

The chemistry absolutely sizzles, and when Billie finally drops her walls it. Is. On! It’s hot, passionate and so freaking intense. I loved these two together so much and relished in every moment of them together. Colby’s daughter, Saylor, is a big part of their relationship, which I loved. It’s realistic to Colby’s role as a single father, and the relationship that he has with little Saylor, and the relationship that Billie builds with her, absolutely stole my heart.

“These two little ladies were my entire world. I knew it was too soon to ask Billie to marry me, but she was going to be my wife someday. As corny as it sounded, I’d met my soulmate.”

But just when everything is going right, that’s when the hammer drops. Drama comes, and it’s full-on. It’s terrifying and heartbreaking, and I ached for both of them and the situation they found themselves in. The way they handle it isn’t the way I would have gone about it, but then who knows what you’d do when you’re faced with something like that. What I loved was how sensibly and functionally they managed together. They may have hated it, but they accepted the situation, they supported each other through it, and they never let it come between them, and I loved that!

It all ends well, with a beautifully swoony ending that left me feeling super satisfied and grinning madly.

There’s a great bunch of side characters in the book, and I particularly enjoyed getting to know Colby’s friends. Each of them is set up to have their own story, and I’m so excited at the prospect of reading more about this group. It looks like playboy Holden is up next, and I can’t wait to see him brought to his knees!

I loved this book. It’s sweet, fun, flirty, sexy and functional with a beautiful, swoony romance.

4.5 stars!

I listened to this as an audiobook, narrated by Zachary Webber (who is perfect, and who does the most incredible voice for Saylor), and Maxine Mitchell. Definitely a great one to listen to!
