The fifth and final book in the Landmark Mountain series, this is a swoony, sexy, chemistry-filled romance with all the feels! An age-gap, single-dad/nanny romance that had my heart pounding, I loved this book so much!
Please note that while you can read this as a standalone, there is lots of character involvement from previous books, so if you haven’t read those (and you should, because they’re all awesome), there will be a lot of people that you don’t know in this one.
Sutton is the eldest of the Landmark siblings. He is the serious and responsible one, a Judge and a divorced single father to an adorable eight year old, and he needs some help managing it all. When he meets potential new nanny, Felicity, he is instantly attracted, and stunned by the intensity of his reaction. But she’s the best person for the job, and at 13 years younger than him, completely off limits. He knows he can keep his feelings in check, so he gives her a job and moves her into an apartment above his garage.
Felicity is a pre-law student who has no intention of studying law. She needs a break from the heavy expectations of her parents while she figures her life out, and a job nannying for Sutton in a small mountain town, is exactly what she’s after. Even if her first meeting with her new boss has her completely tied in knots and lusting after the sexy older man.
Sutton and Felicity get on brilliantly, and she effortlessly becomes a part of the family – not only with Sutton and Owen, but she’s quickly adopted by the extended Landmark crew. There’s lots of sweet and fun moments, and I really enjoyed all of the different dynamics as we watch the family interact. But at the heart of the story is the burning attraction between Sutton and Felicity, and the tension is sensational!
“I’m afraid of what you make me feel,” I start slowly, “and what it could cost me.”
“What do I make you feel?” Her voice is breathless ….
“Everything. You make me feel everything, Felicity, and it scares the hell out of me.”
They don’t hide it from each other – the longing stares alone are enough to make sure their feelings are right out there in the open – but Sutton has reasons why he won’t go there. And so we get this fantastic yearning between them, where every moment, every interaction means so much, and when the tension finally snaps, holy freaking hell, they are on fire!
“What if I want what can’t be mine?” he asks.
The need in his voice makes my insides tremble.
“Tell me what you want and maybe it can be,” I whisper.
I love these two together! It’s easy, natural, sexy and fun, and they are so freaking cute! They’re keeping it to themselves to avoid the scrutiny of the family, actually the whole town, so there’s a bonus element of a forbidden, secret romance, which makes everything between them the more exciting.
They do have some issues they need to work through, and though there is some drama, they’re open and honest about it, they talk and they don’t hold anything back from each other. Felicity, in particular, is so amazing, standing up to Sutton and putting her heart on the line for him, and even though she’s paired with the most irresistibly swoony hero, she just shines. And though they have drama to work through, it’s done in a way which adds to the emotion of the story without being overly angsty, and becomes an important part of the development of the characters and their relationship.
Felicity Shaw is dismantling my life one brick wall at a time and in a way that makes me want to yank my heart out of my chest and say, “Here, take it. It’s yours anyway.”
As I mentioned, the rest of the Landmark family are along for the ride, and watching them watch Sutton and Felicity, knowing that there are feelings between them and just sitting back and watching it all unfold, is so entertaining. Little Owen is a huge part of the story, as he should be, and I love the relationship he has with his Dad, and the bond that he forms with Felicity.
The love story unfolds beautifully, I felt everything between these two, and I loved getting so completely swept up in their romance.

I have adored this series. It’s my first by Willow Aster, and it’s made me an auto-buy fan. These characters and their stories have a special place in my heart, and more than one of them has made my all-time fave list.
This is such a gorgeous read – 5 stars.
